When Are Dubai Hotels Cheapest?

Dubai hotel rates are usually lowest from June to August, when average daily highs reach 40 to 42°C, and highest from November to March, with Christmas and New Year usually the most expensive stretch. Beyond the month, three things change the real cost: the area, the distance to a Metro station, and the charges added to the rate. In normal times these are a 10% service charge, a 7% municipality fee and 5% VAT, about 23% in all, plus a Tourism Dirham fee of 7 to 20 dirhams per room per night.

In May 2026 Dubai approved a relief package that exempts hotels from collecting the municipality fee and the Tourism Dirham for a limited period, so check which charges apply to your dates.

Which months are cheapest for a Dubai hotel?

Hotel demand in Dubai follows the mild winter months. Demand fell sharply in the first half of 2026 after regional flight disruption and has been recovering since, so this winter's pattern may be softer than usual.

  • November to March is peak season. Average daily highs at Dubai International Airport run from about 31°C in November to about 24°C in January, on 1991 to 2020 averages. Rates are usually at their highest.
  • Christmas and New Year are usually the most expensive weeks. Hotels that look onto the New Year fireworks in Downtown and on the coast can sell out well ahead. Over New Year's Eve, some hotels set a minimum stay and add a compulsory gala dinner, so check the rate conditions before you compare prices.
  • Early December is likely to be busy in 2026. UAE National Day on 2 December is a public holiday, and the Abu Dhabi race weekend follows from 3 to 6 December, with some race visitors staying in Dubai. The GITEX technology show, which used to be held in October, moves to 7 to 11 December 2026 at Expo City. That makes 2 to 11 December one busy block. The Dubai Shopping Festival usually runs from December into January: the last edition ran from 5 December 2025 to 11 January 2026.
  • June to August usually brings the lowest rates. Average highs are about 40°C in June and close to 42°C in August, and the sea reaches about 33°C. Demand falls, and hotels price for it.
  • September and October are a shoulder. Highs average about 40°C and 36°C, and rates usually rise as the weather cools. Early September can still be good value.

How do Ramadan and Eid affect Dubai hotel prices?

Ramadan is expected to begin on or around 8 February 2027 and to last 29 or 30 days, with Eid al Fitr on 9 or 10 March. These are projections from the UAE's astronomy centre, reported by The National. The final dates depend on the moon sighting. Arafat Day and Eid al Adha are expected around 15 to 18 May 2027, on the same basis.

Ramadan 2027 falls inside peak season, and it has often been a quieter month for Dubai hotels, so it can be the softest window of the winter. The Eid al Fitr holiday at the end usually brings the opposite: busy weekends as residents and regional visitors travel.

Daytime life carries on. Most cafes and restaurants operate normally, and many extend their hours into the night. Visitors are expected not to eat, drink or smoke in public during fasting hours.

What is added to a Dubai hotel rate?

In normal times a Dubai hotel bill stacks four charges on the room rate:

  1. A municipality fee of 7%.
  2. A service charge of 10%.
  3. VAT at 5%, at most hotels calculated on the room rate plus the service charge and the municipality fee.
  4. The Tourism Dirham, a fixed fee per room per night, set by Executive Council Resolution No. 2 of 2014, as amended: normally 20 dirhams at a five-star hotel, 15 at a four-star, 10 at a three-star and 7 at a budget hotel or guest house, for up to 30 consecutive nights. Hotel apartments pay by grade on the same scale, per bedroom. It is not subject to VAT.

Together the three percentages usually add about 23% to the room rate, depending on how the hotel stacks them.

The municipality fee and the Tourism Dirham are the two charges affected by the 2026 relief package: hotels registered with Dubai's tourism department were exempted from collecting them for a limited period. If both are suspended for your dates, the add-on is the service charge and VAT, about 15.5%. Check which charges apply before you book.

Many rates are shown before these charges, and some are shown after them. Before comparing two rates, check:

  • Whether each price includes the fees and the Tourism Dirham.
  • Whether breakfast is included.
  • Whether the rate is refundable, especially for December dates.
  • Whether the hotel takes a security deposit at check-in.

Which area of Dubai is best value to stay in?

Dubai is long and thin. The main districts run down the coast from the creek to the Marina, and where you stay decides how much time and money you spend getting around.

  • Deira and Bur Dubai, on either side of the creek, are the value end of the city, with the densest cluster of cheaper hotels near the old souks. The Green Line runs through both, and the Red Line crosses them, with interchanges at Union and BurJuman. A traditional abra across the creek costs 1 dirham in cash, and Deira is next to the main airport, which suits a short stopover.
  • Downtown and Business Bay are the centre, around the tallest tower and the fountains. Both are on the Red Line and usually price higher, most of all at New Year.
  • Al Barsha sits near one of the biggest malls, on the Red Line, between Downtown and the Marina. It is a practical mid-range base.
  • Dubai Marina and JBR are waterfront towers and a public beach. Red Line stations are a short walk inland, and the Dubai Tram runs along the Marina and JBR.
  • The Palm holds many of the city's resorts, usually at the top of the price range. A monorail runs from the trunk to the outer crescent, and a footbridge links its first station to the tram. There is no Metro.
  • The older beach districts between Downtown and the Marina, such as Umm Suqeim, have villa streets and public beaches. The Metro runs inland along Sheikh Zayed Road, so most trips from here are taxis.
  • Expo City, at the end of the Red Line's southern branch, towards the second airport, is far from the centre and matters most during events held there.

How do you get around Dubai, and what does it cost?

The Metro is the cheapest way to cross the city. The Red Line runs from the airport side along Sheikh Zayed Road, through Downtown and the Marina, to Expo City. The Green Line runs through Deira and Bur Dubai along the creek.

  • Hours: 5am to midnight Monday to Thursday and Saturday, 5am to 1am on Friday, and 8am to midnight on Sunday. Hours change on holidays and event nights.
  • Fares: with a Silver nol card, a trip costs 3, 5 or 7.50 dirhams, depending on how many zones you cross (RTA fares). The card costs 25 dirhams, including 19 dirhams of credit. Gold class costs double.
  • Taxis: the meter starts at 5 dirhams by day and 5.50 at night on a street hail, but the minimum fare is 12 dirhams, and booking through an app costs more. From the airport the meter starts at about 20 to 25 dirhams. Road tolls are added to the fare.

Dubai has two airports. From Dubai International (DXB), about 14 km from Downtown, the Red Line leaves from Terminals 1 and 3 (Terminal 2 has no station) and takes about 25 to 30 minutes to Downtown. Each passenger may carry one large suitcase and one piece of hand luggage. A taxi takes about 20 to 30 minutes to Downtown and 35 to 50 minutes to the Marina, longer at rush hour. Al Maktoum International (DWC), in the far south, has no Metro link yet. Allow about 30 minutes by taxi to the Marina and 45 to 60 minutes to Downtown.

So a cheap room in a beach district with no station nearby can cost more than it looks: every trip is a taxi.

What does "beach access" mean on a Dubai hotel listing?

It does not always mean the hotel is on the sand. The wording covers three different things:

  • Beachfront: the hotel has its own stretch of beach.
  • Beach access: often a shuttle to a partner hotel's beach or a beach club, sometimes a few times a day. Check the timetable and the distance.
  • Beach club: a private beach that sells day passes to non-guests. Passes often include a lounger, towels and pool use, and some are redeemable against food and drink.

Public beaches are free. JBR and the older beach districts both have them.

How far ahead should you book a Dubai hotel?

It depends on the dates. For Christmas, New Year and the early December events, booking two to four months ahead is a sensible starting point, and a refundable rate keeps your options open. For Eid weekends, book at least a month ahead.

In the summer months there is usually less pressure on rooms. Choose a refundable rate, then check again two to three weeks before you travel.

What else should you know before a Dubai trip?

Alcohol is served mainly in licensed venues, many of them in hotels, and a 30% municipal sales tax on it returned in January 2025. The official weekend has been Saturday and Sunday since January 2022, not Friday and Saturday, with Friday a half day for government offices.

How do you plan a cheaper week in Dubai, step by step?

For a seven night trip:

  1. Pick the month first. June to August, or early September, rather than December.
  2. Check your airport. DXB favours Deira, Downtown or anywhere on the Red Line. DWC favours the Marina side.
  3. Choose one base on a Metro line, within a short walk of a station.
  4. Shortlist in two areas, because the same standard of room can price very differently a few stops apart.
  5. Compare the full cost, adding the charges in force for your dates to any rate shown before fees: in normal times about 23%, plus the Tourism Dirham for seven nights.
  6. Book refundable, then look again two to three weeks before you fly.

What is the quickest way to pay less for a Dubai hotel?

Dubai rewards the traveller who picks the month and the Metro line before the hotel. Travel between June and August if you can handle the heat, or in early September, avoid Christmas, New Year and early December, add the charges in force for your dates to any rate shown before fees, and stay within a short walk of a station. Those decisions, made in that order, do more for the bill than anything you do at the moment of booking.
